As the real estate market continues to rebound many homeowners are wondering if now is the time to sell. No one is interested in having a home remain on the market for a long time which is where, a new book, Sell Your House Fast For The Right Price, comes in. The book features more than two dozen stories of successful home sales in 15+ markets in the United States.with 20 chapters covering both the practical and emotional side of home selling. The book offers strategies for home staging, price setting, and marketing from experienced agents who have sold over 11,500 homes collectively.

Several of the Realtors who answer questions in our advice section were featured in the book including Phyillis Harb who is with Prudential California Realty in La Ca?ada, California. Phyillis wrote a chapter for creating your real estate game plan. She told us a little bit more about her work with the book and shared some insight from? with the editor Erica Glessing.

How did you get involved in this project? Erica Glessing, chose exceptional real estate professionals from 15 major markets in the United States to provide insights into what works in real estate.? I am noticing a trend in that I am being called into the selling equation sooner, rather than later. From a seller?s perspective it makes a lot of sense as most Realtors? don?t charge an hourly rate.? When a home seller involves me early in the process, I can assist them with staging, and pre-marketing.? This could result in my working several more months on the listing at no additional cost to the homeowner.? We can:

1)????? Determine what inexpensive fix-its the seller might consider in order to sell quickly and at the highest possible price.

2)????? The homeowner can spruce up the landscape to increase curb appeal (and the plants will have an opportunity to fill in) prior to real estate photos and drive-bys.

3)????? Establish a timeline.?I back track a calendar with my clients. We start with the ideal date we want to close and work our way back to when we need to be in the MLS (multiple listing service), and have open houses scheduled.

4)????? By decluttering and listing early, your Realtor has time to premarket your home.?Ads will be in place before you hit the MLS.? You will have gained a selling momentum not available to those who list their home without at least a week of premarketing.

Have you seen more people wondering if now is the right time to sell lately?

Unfortunately, I haven?t yet seen a noticeable uptick in homesellers thinking now is the optimum time to sell.?I am noticing more who believe they should wait for the market to further rebound.

With multiple offers, what is your tip for advising clients on how to choose the best one for them?

There are several things look for in a multiple offer situation:

1)????? I request that each buyer show their prequalification, FICO scores and proof of down payment.? I also want to have a conversation with their lender. If my seller and I are accepting an offer with a financing contingency and I want to be 99% certain the buyer will qualify.

2)????? I generally counter each offer and let the buyers know what terms the seller wants (usually short contingency periods, specific close of escrow date, possession, etc).

3)????? I also like to talk with each Realtor.?I want to be ensure that they have the skill set to guide their client to closing.

4)????? Depending on the property there might be an appraisal issue.?Does the buyer have the ability to waive the appraisal contingency?

5)????? Does the buyer have sufficient cash reserves??This is important.?After the buyer performs their inspections, there are always issues which the buyer believes should be immediately repaired. If the seller doesn?t agree to repairs, does the buyer have the funds to do them himself??If not, it?s likely the buyer won?t close.
